Brief each property the same way

Use one template for every property, so owners and contractors see the same facts.

  • The owner’s name as it appears on the property appraiser record. Destin’s permit portal requires the owner name to match it. Destin MGO process
  • Written owner authorization for the visit and for any work.
  • Access contacts, gate codes and guest stays to work around.
  • The concern, with dated photos and a marked site sketch.
  • Past reports, permits and repairs, with gaps labeled.

Check contractor registration where the work is. Destin requires state-licensed contractors to register with the city, Mary Esther issues a free tracking certificate and Shalimar sells its own. Destin Code Sec. 13-71 Mary Esther tracking certificate Shalimar tracking certificate The contractor check guide covers the state license.

A community association manager or firm may have an interest in a vendor. If that vendor bids over $2,500, Florida requires multiple bids and approval by two-thirds of the directors present. Section 468.4335, Fla. Stat.

Florida requires one when managing for pay an association with more than 10 units or a budget over $100,000. Confirm your situation with your own adviser.

What should we do first after a storm?

Keep people off damaged walls and docks. Photograph everything with dates, notify insurers and check local permit rules before repairs start.

Can guests use the dock during repairs?

Ask the contractor to mark closed areas. Keep the dock closed until the wall and its connections are checked.

How often should walls be checked?

Ask the specialist to set a schedule based on the wall’s age, condition and exposure. Add a check after every major storm.
